Update to the Oct. 2 mortgage-bond Signal. Bisnow reports the 10-year Treasury at 5.3%, the highest since 2002, up 75 bps in 30 days and the largest quarterly increase since 1994. The 2026 low was 3.96% on Feb. 27, so the move from the low is about 134 bps (derived). U.S. debt passed $40 trillion in August.
Speakers at Bisnow's National CRE Finance Event said extend-and-pretend is ending. Dansker Capital's CEO said the perspective is changing, and George Smith Partners' president said owners must refinance or sell. Rialto and AEW warned about volatility. Panelists expect private credit to gain leverage and forced selling to rise.
On a $100M interest-only loan, 75 bps is about $750,000 of added annual interest (derived). This is also the first confirmation of the 5%-plus Treasury level that the Oct. 2 Signal could not verify.
Implications: Rerun refinance math on 2026-2027 maturities at current yields, not spring assumptions. Owners with maturities inside 12 months should expect to sell, inject equity or accept private-credit terms. Buyers get more motivated sellers, but only where the debt no longer fits.

Key Takeaways
- When the 10-year moves 75 basis points in a month, a maturity date becomes a decision date.
- Underwrite refinance proceeds off current yields, not a spread-tightening assumption.
