Energy Vault signed to deploy 1.25 gigawatts of off-grid power for Texas AI data centers, with about 600 million dollars invested across the second half of 2026 and 2027. It arrives a week after Texas paused new data-center interconnections, and the market answer is to build the power on-site rather than wait in a queue.

On the value side, Hut 8 commercialized its first gigawatt-scale AI campus and signed a second 352-megawatt lease at Beacon Point, lifting aggregate base-term contract value to about 26.6 billion dollars across 949 megawatts of contracted capacity. Meta committed more than 9 billion dollars to a 1-gigawatt campus in Alberta, and Bitdeer signed a 4.7 billion dollar, 16-year lease in Norway.

The constraint is still power, and the response is to own it. A data-center platform is increasingly valued on long-dated, hyperscaler-backed capacity payments, not speculative square footage.

Implications: For developers, power procurement and on-site generation now precede real estate in the deal stack. For utilities and independent power producers, off-grid competition is a warning that large loads may route around them. For investors, contracted megawatts and backlog value are the metrics that matter, and interconnection risk is the one that kills deals.
