Fort Point Real Estate Partners paid approximately $440 million for 59 San Francisco residential buildings containing 928 apartments, The Real Deal reported November 4, citing the San Francisco Business Times. The consideration divided by the unit count is approximately $474,000 per apartment, rounded.

The purchased buildings were part of a larger 82-property, approximately 1,200-unit portfolio that Ballast Investments and Goldman Sachs surrendered to Royal Bank of Canada through a deed-in-lieu of foreclosure in 2024, according to the report. Those are former owners; the report does not identify the current selling entity. The outcome for the other properties remains unclear.

Fort Point plans seismic and fire-safety upgrades, apartment renovations, improvements to common areas and work on ground-floor retail space, the report says. The properties span neighborhoods including Pacific Heights, Russian Hill, the Marina, Nob Hill, Cow Hollow, Hayes Valley and Haight-Ashbury.

Analysis: The transaction provides a reported price and unit count for this purchased subset. A historical average for a larger portfolio is not a matched valuation comparison. Underwriting this acquisition requires asset-level operating and capital information; the sale does not establish the value of properties outside the transaction.
