Listen · CRE 360 SignalA Law Firm Just Upsized Into Boston's Newest Tower

The Signal:

  • A tenant renewing chose to expand, into the newest, most expensive building in the market.
  • Flight-to-quality is now flight-to-newest, and it absorbs space fastest at transit hubs.
  • The trophy/commodity office split keeps widening inside the same skyline.

Greenberg Traurig leased roughly 76,000 to 80,000 SF on floors 18 to 20 of Hines' new South Station Tower, relocating from One International Place and taking about 20,000 SF more than its current footprint. Roughly 180 employees move in late 2027.

The mechanism is talent and transit. The best space over the best commute is what wins the office argument now, and tenants will pay to be at the top of the newest stack, which is why a 2025 tower is filling while older product discounts.

The structural read is bifurcation without a sector recovery. Aggregate office is still soft, but the top 5 to 10% of buildings behave like a different asset class, near-full, rent-firm, and absorbing the migration out of everything below them.

Implications: For owners of trophy assets, tenant upsizing validates aggressive face rents at the top of the market. For owners of commodity office, every trade-up lease is a future vacancy one tier down. For lenders, new transit-linked trophy towers are financeable; the backfill risk sits below them.

Key Takeaways

  • When a law firm leaves a good tower for a great one and takes more space, office is not recovering, the top of it is eating the rest.
  • A renewing tenant chose to expand into the newest building
  • Flight-to-quality is now flight-to-newest at transit hubs
  • The trophy/commodity office split keeps widening
