Hotel Dive reported October 27, citing Lodging Econometrics, that the U.S. hotel pipeline totaled 5,901 projects and 692,999 rooms in Q3. Project count was down 4.9% year over year.

There were 1,094 projects under construction, 2,175 scheduled to start within twelve months and 2,632 in early planning. The construction share is about 18.5% (derived). Pipeline stages are not completed supply, and future starts remain subject to execution.

Extended stay represented 2,352 projects, about 40% of the pipeline. Luxury and upper upscale reached records of 108 and 375 projects, respectively. These categories overlap other chain-scale measures and should not be added indiscriminately.

Brand conversions rose 3% to 1,516 projects. Reflagging adds hotels to a brand; it does not necessarily create new physical rooms.

Lodging Econometrics projects supply growth of 1.2% in 2026, 1.3% in 2027 and 1.5% in 2028. Our read: existing owners should distinguish the broad pipeline from likely delivery in their specific market. National forecasts do not establish local demand, project feasibility or financing availability.

Key Takeaways

  • The pipeline fell, but its mix remains important: extended stay leads project volume and upper-tier segments reached record counts.
  • Projected openings are forecasts. Costs, financing and local hotel demand require separate underwriting.
