The funding is the tell. Ryman plans to issue about 5.1 million shares to help pay for it. A buyer dilutes itself when it intends to own the cash flow for the long hold, not when it is engineering a levered flip.

Grande Lakes fits Ryman precisely: large meeting space, group booking pace, and leisure rate power in a market with real supply barriers. That combination does not get rebuilt at today costs.

Implications: For hospitality owners, the top end has a live institutional bid at premium multiples. For investors, this is the operating sector where fundamentals and pricing are both improving at once. For developers, replacement economics, not cap rates, set the floor under irreplaceable assets.
