The price equals about 935,000 dollars per acre for raw, by-right data-center land roughly 60 miles southwest of Ashburn Data Center Alley, the largest data-center market in the world. It is Greysteel seventh Culpeper transaction.

The binding constraint around Ashburn stopped being real estate and became power and by-right zoning. Culpeper value is that it has both, plus fiber, within reach of the Alley demand. Stack buying raw acreage rather than stabilized capacity is the tell: institutional digital-infrastructure capital is moving up the risk curve into land-banking future power-served sites.
