Knightvest Capital acquired three garden-style communities totaling 1,027 units in Round Rock and northwest Austin. Price and seller were withheld. The properties are Enclave at La Frontera (411 units, built 2004), Lakeside at La Frontera (366 units, 2001) and Legends Lake Creek (250 units, 2001), to be renamed Brixton, Calder and Sutton.

CEO David Moore says the assets last traded at peak pricing in the early 2020s and were bought at a significant discount to that basis. His framing of the market - Austin is out of favor - is the entire thesis in four words. Supply overwhelmed a strong demand story and price found a new floor well below the last print.

The discipline in the selection matters more than the discount. Moore explicitly distinguishes 25-year-old assets in strong locations from 1970s and 1980s product in weak ones. Both are cheap. Only one is investable, because only one has a renovation cost that pencils against achievable rent.

The renovation plan is calibrated rather than maximal: 20 to 25 percent of units taken to like-new condition, with exteriors and common areas touched throughout. Full interior programs across 1,027 units at today's material and labor costs would consume the discount the discount was supposed to create.

The more revealing data point sits elsewhere. Knightvest is under contract on a North Dallas foreclosure at nearly 20 percent below the prior loan basis. Equity has already been foreclosed and the lender is taking the loss. That is where the cycle's losses are actually landing.

Implications: Underwrite Sun Belt value-add off replacement cost minus a supply-absorption discount, not off the last comparable sale - that comp is a peak-cycle artifact. And check whose money absorbs the loss. When lenders write down principal rather than sponsors handing back keys, the repricing is further along than transaction volume suggests.
