Newmark arranged both the sale and the acquisition financing of "The Silicon Hills Trio" — a 1,027-unit, three-property portfolio in the Northwest Austin and Round Rock submarket. Lynd sold. Knightvest Capital bought. The price was not disclosed.

Knightvest CEO David Moore said the assets traded at peak pricing in the early 2020s and were acquired at a large discount to that basis. Knightvest intends to bring 20–25 percent of the units — 205 to 257 apartments — to a like-new standard.

The seller reportedly assembled at least two of the three assets in March 2020. Six and a half years later, the exit is being described publicly by its buyer in terms of how far the basis fell, not what it cost. That is a deliberate disclosure choice: withholding the price while volunteering the direction of the mark tells the market the trade is defensible without telling competitors what to bid.

Renovating a fifth to a quarter of 1,027 units is not a light value-add program. At that scope, the business plan depends on rent achievability in a submarket that absorbed one of the heaviest supply waves in the country — not on cap-rate compression.

Newmark's dual role matters. Arranging acquisition financing alongside the sale means the buyer's leverage was underwritten inside the marketing process, a structure that only clears when a lender agrees the new basis is real.

Implications. Undisclosed pricing on a 1,000-unit trade is not evasion — it signals that the clearing level sits below where comparable owners want their assets marked.
