SL Green is acquiring Park Avenue Tower for $730 M; the 620 K SF Midtown tower is 95% leased. Manhattan office sales hit $3.5 B in H1 2025 (up from $2.3 B a year ago) as price discovery revives liquidity.   • Office: Treat trophy as a distinct strategy — ≤ 55% LTV and heavy TI/LC reserves. Everything else is a workout trade.

  • Refinancing: Expect extensions but brace for tighter covenants; prepare equity top-ups or pref equity early.
