The Signal
Alcoa’s October 15 earnings release announced an agreement to sell portions of its former Massena East smelter to a data center developer. Closing was expected within six months, subject to approvals and customary conditions. Expected closing proceeds are $50M–$65M; Alcoa may receive $60M–$250M of additional contingent proceeds as expansion capacity is approved and commissioned. The additional payments are not guaranteed.
Management described an initial 180 MW development with potential to reach 635 MW. Those figures describe a plan, not proof of approved or energized capacity. Data Center Dynamics reported two buildings totaling 870,000 SF on 88 acres. The buyer identity and power supply remain unconfirmed.
Our Read
The contingent structure makes approvals and commissioning central to eventual proceeds. It does not establish a guaranteed $110M floor, a market value per megawatt or the relative value of land and power. Investors should separate expected closing consideration from conditional future payments and model delay or nonpayment risk.
Two other items in today’s research show different redevelopment structures. AT&T’s Plano filing proposes December 1, 2026 through March 31, 2029 construction. The city agreement requires at least $1.35B investment; up to $20M in grants is split between redevelopment and employment. Its 10,000 campus-assigned job target includes transferred, retained or created positions.
Shield AI signed a lease for a 405,680-SF production building at Des Moines Creek Business Park West. Newmark identifies Panattoni and Principal as owners and confirms a full prelease. Opening was expected in spring 2027. This is a tenant commitment in a speculative project, not evidence of Shield AI ownership.
Stakeholder Lens
Landowners should verify interconnection rights, regulatory status and delivery obligations before treating planned capacity as usable power. Lenders should separate closing cash from contingent consideration. Brokers should distinguish proposed corporate campus development from a leased speculative industrial building. Neither AT&T nor Shield AI proves power pricing at Massena, and public partnership involvement does not establish that public agencies fund all site work.

Expected $50M–$65M closing proceeds differ from contingent future payments; redevelopment plans still require execution.
