The Signal
CRE360 Signal™ — Monday, November 2, 2026
Equinix’s October 28 results show strength at a major operator. Annualized gross bookings reached $533 million, while management described new-deal pricing up 12% year over year. Full-year revenue guidance was $10.325 billion to $10.365 billion.
Management said neocloud customers represented less than 2% of monthly recurring revenue. That is a specific customer cohort, not a measure of all AI or cloud exposure. Stabilized-asset utilization was 83%, compared with approximately 78% overall. More than 20% of fourth-quarter capacity was pre-sold; about 15% of 2027 retail capacity was committed.
The debt evidence comes from different dates and instruments. Reporting published October 15 described a $5 billion Volta Infrastructure loan priced to yield above 11%. This was not a new loan pricing in the same week as Equinix’s results.
Trepp’s review of 19 data-center single-asset/single-borrower CMBS deals found the examined loans current. Pricing through October 23 showed fixed-rate AAA spreads about 60 basis points wider since year-end, versus about 32 basis points for floating-rate AAA debt. Those spread changes are not borrowing yields for every data-center owner.
Our Read
Demand and financing can send different signals without contradicting each other. Equinix’s operating disclosures describe its customer base and capacity commitments. A leveraged loan and AAA CMBS have different collateral, credit protection and risk. Rental-pricing growth and a debt yield should not be plotted as comparable measures.
Power delivery, construction completion and tenant credit remain distinct underwriting questions. Presold capacity is a commitment, not completed delivery or a guarantee of future cash flow. Neither one loan’s yield nor a strategist’s quoted level establishes a hard market-wide financing cutoff.
Stakeholder Lens
Developers should verify power and construction milestones, and read termination provisions in the actual contract. Lenders should distinguish borrower credit from collateral performance and compare like instruments over the same period. Landowners should seek evidence of financing and deliverability before treating a headline commitment as a completed project.
Key Takeaways
Key takeaway: Underwrite the specific operator, tenant, financing instrument and delivery milestones. Still unresolved: these sources do not establish a market-wide financing cutoff or whether pressure will spread across borrower types. The underlying reports predate this November 1 research batch.
